REDUCED!! Vacant Land - 40 Acres on Binney Lake near Larder Lake in Larder Lake, Ontario

Description:
Selling 40 acres of wonderful recreational / hunting property on the east end of Binney Lake 4 Km from the town of Larder Lake. Binney Lake has walleye, pike, bass among others. Wildlife abounds with the varried terrain. Nice cabin location with lakefront, wildlife wetland, and large stand of mature trees. A little bit of everything.
Access:
You can see the property somewhat from google earth. In those photos you can see a fairly open waterway to the property. The previous owner used that route to access the property with a small motor boat. The boat launch on the map is accessed currently by a "common law" access across the adjoining properties and gravel packed logging road. We were told that the property may also be accessed by ATV over the abandoned hydro right of way. I can't say what that is like for sure.
The property is bounded by crown land to the north and south and I would guess that it would be possible to cut an ATV path across that land to this property. I think the options for access are there but you would need to take some time to investigate them.
Terrain:
The terrain varies from wetland to rock outcropping to dense brush and mature trees. It has NOT been heavily logged, You can check out the topography, surrounding properties and trails and logging roads on the claim maps site. In the top right put in "search by" township (Mcvittie township) Binney Lake is in the southwest corner of the township.
